Construction on New Town Center Anchor Store to Begin

The part of the Wayne Town Center where the main building used to be remains vacant.

Construction on a new anchor store at the Wayne Town Center is expected to begin soon, town officials said. Work is scheduled to begin in the next week, said town planner John Szabo. Cleanup crews will be working to remove debris and weeds from the site before construction begins. Large piles of dirt have already been removed the site. Szabo said officials have met with project representatives recently in an attempt to "move the project along," Szabo said. A representative from Wayne Town Center Associates and Jerome Vogel, the attorney representing WTCA, could not be reached for comment. Retail Vacancy Rate on Route 23 Slightly Higher Than State Average

About 8.8 percent of retail space on the Route 23 corridor is empty, new survey shows.

Despite vacant properties littering the retail landscape, several businesses have moved into Wayne recently. The Goldstein Group released a recent survey of 22 retail corridors in North and Central Jersey this week. Tiger Schulman’s and Title Boxing opened businesses in town and a European food market on Mountain View Boulevard are some examples. The Route 23 business corridor form Wayne to Butler has an 8.8 percent vacancy rate. There is nearly 329,000 square feet of vacant business space out of more than 3.7 million square feet of available space. There are several properties in town that remain under utilized and under developed, including the Wayne Town Center and Wayne Hills Mall.  Officials continue to examine ways to make Wayne more…

Vacant Properties, Empty Buildings Are a Common Site in Town

Officials wrestling with ways to get more businesses to move to Wayne and have the businesses that are already here stay.

The storefronts are vacant. Their windows only display dark, empty interiors now. Piles of debris and dirt litter other sites. Fences and “no trespassing” signs warn residents to keep away. Empty businesses, torn down buildings, and properties for sale are becoming more common in town. Stores still have not returned to Mountain View Boulevard. Some stores, such as Kenny’s Pit Stop, left or closed down after Tropical Storm Irene and never returned. The former Dodge dealership off of Route 23 North remains vacant. The Fortunoff building still stands on the Wayne Town Center property. The businesses closed down years ago.  Piles of dirt have covered the Wayne Town Center Property for years. i agree about the trails being great...my only concern is that i see more and more debris on these trails (broken beer bottles galore) and it is now unsafe to bring your dog. I realize that these trails are managed by volunteers, but unless they get cleaned up they will fall into a state of disrepair sooner or later. what a shame   more ›

Appeals Cost the Township Millions in Property Assessments Last Year

Wayne lost more than $27 million in tax assessments due to people filing appeals with the Passaic County Board of Taxation.

The township lost millions of dollars in property assessments last year due to taxpayers filing appeals with the Passaic County Board of Taxation. The township lost $27.6 million in assessed value last year. Residents and business owners appealed the amount their properties were assessed for. The town council reviews tax appeals on a regular basis. The total assessed value of the township is nearly $5.2 billion.  More than 1,100 tax appeals were filed in 2012. Dorothy Kreitz, the township’s chief tax assessor, said that only 39 appeals were filed a few years ago. Owners of properties that are assessed at less than $750,000 file an appeal with the Board of Taxation. Those assessed at more than $750,000 file an appeal with the state. The …

Town Center Developers Consider 'Alternative' for Site

Lawyer requests application for 49-acre site be withdrawn from Planning Board.

The Wayne Town Center will remain vacant for a little while longer. Wayne Town Center Associates (WTCA) has requested the Planning Board allow its redevelopment application to be withdrawn “without prejudice” as it evaluates “alternative opportunities” for the 49-acre site. Jerome Vogel, the lawyer representing WTCA, sent a letter to the board earlier this month requesting the application be withdrawn. Vogel states in the letter than an alternative site plan “will be presented in the reasonably near future.” Vogel did not return messages left for him at his office Monday afternoon. Perhaps the spaghetti bowl air rights ought be traded to williowbrook for their property, this way come Tuesday when the mall is underwater they can rebuild above the highway and restore that asphalt to wetlands. this would save the insurance companies, the taxpayers and the downstream public in perpetuity.   more ›

An application to rebuild the Wayne Town Center on Route 23 is on the agenda for the next Planning Board meeting Monday. Although the application is on the agenda, the applicant, Wayne Town Center Associates (WTCA), has requested the matter be carried to the board’s Oct. 22 meeting. The board was slated to hear testimony last month but WTCA’s laywer, Jerome Vogel, requested the application be moved to Monday’s meeting. The development project dates back to 2006. It was designed to bring 700,000 square feet of building space on the 49-acre lot located next to Willowbrook Mall. WTCA is amending its site plan. It now wants to build 750,000 square feet. The application was slated to be heard last month, but the applicant, made a similar request, which the board approved. We’ll let you know what the board decides. High-end stores, fitness center slated to be a part of new shopping center as businesses have slowly come back to property near the Willowbrook Mall.

High-end retail stores and a fitness center could breathe new life into the Wayne Town Center. Wayne Town Center Associates (WTCA) is applying to amend its original site plan to add more retail space to the once vibrant retail outlet located next to Willowbrook Mall. The development project, which dates back to 2006, was designed to construct 700,000 square feet of building space on the 49-acre lot. WTCA wants to expand that footprint to about 750,000 square feet.
