Site of Former Italian Restaurant will be Redeveloped

An 'out-of-state' investor purchased the 2-acre site for $1.1 million.

The site of a former Italian restaurant on Hamburg Turnpike will be redeveloped to contain a new retail business.

The two-and-a-half-acre site was sold to an out-of-state investor for $1.1 million in March. NAI James E. Hanson, a New Jersey-based commercial real estate firm, announced the sale Friday morning in a press release.

The new owner is planning on redeveloping the property for retail use, NAI Senior Vice President John Schilp said in the release. Schilp did not state if there are plans to include a specific type of business on the property.

The now-closed Mama Theresa’s Italian restaurant is located on the site.

The property is located on Hamburg Turnpike near St. Joseph’s Wayne Hospital. Schilp said the property’s location helped the deal get completed.

“The numbers paint the picture detailing the tremendous potential for this property,” Schilp stated. “Over 25,000 cars pass the site every day and the average household income within three miles is $123,000.”

The land and the buildings on the lots are valued at more than $960,000. The owner paid more than $46,700 in property taxes last year.

There are no pending applications with the township’s zoning department to demolish the buildings on the property or build new ones.

The sale is a latest in a series of redevelopment moves being made on Hamburg Turnpike.

An STS Tire and Auto Center recently opened and a new Quick Check convenience store and gas station is being built a few miles away. The Zoning Board of Adjustment approved a plan for a new nursing home to be built behind the Quick Check site.

Mayor Chris Vergano said earlier this year that expanding the town’s tax ratable base is a priority for town officials.

“I am confident that the new owners of the property will be able to upgrade the facility and create a new ratable for the township,” Vergano said. “It will be exciting to see this area of Hamburg Turnpike re-developed.”
