What Should Go On The Former State Farm Site on Route 23?

Lowe's tried to put a store on the site a few years ago.

 

The building has been vacant for some time now. Kohl’s and a large office complex on a service road flank the Route 23 North property.

Vehicles constantly pull in and out of the parking lots on either side of the site. But no vehicles ever seem to make their way onto this property. State Farm Insurance used to have an office there.

Residential properties in the Packanack Lake section of town line the back of the property. Lowe's applied to open a store on the site a few years ago, but dropped the application. 

What should go on the property? Is anything needed on the site that's not in the area currently? Should A&P relocate its location up the road to this site. It is not in a flood zone and is only about a mile away from its current Route 23 location.

Anything that will pay taxes. This is a discgrace. Vacant almost 20 years. Unbelievable, makes you wonder why Wayne can't attract buisness to relocate to Wayne. Maybe its because Wayne makes it hard for any buisness to open with all thier regulations, fees and permits. They aren't easy to deal with for sure.

I doubt that Whole Foods would come to Wayne, although that would be nice. WF has certain demographic parameters so they only build in high-income areas, which I don't believe there are enough of in the Wayne area. Remember that Kings, which was a high-end supermarket at the time the chain expanded into Wayne, couldn't make it work. The Paramus and Ridgewood locations draw from numerous high-income areas. Look at their website, their strategy is clearly to expand into high-net-worth neighborhoods. Sections of Wayne may qualify, but the only other nearby town is Kinnelon that meets the income requirements. I'd be happily shocked if WF moves in anywhere nearby.

Me too Linda and packamom. One could go here, or at the former Wayne Towne Center site, or the Wayne Hills mall site. I'm good with any of those locations.

Yes! Whole Foods would be a fantastic choice! And it's in a good location for a food store like that -- there really aren't any others over there.

Cabella's and Bass Pro Shops were known to have recently been looking into Northern New Jersey locations. Cabella's at the troubled Xanadu developmen perhaps someone could convince them that Wayne is a great place for a specialty outdoor store. I always thought Ramsey Outdoor would do well in Wayne.

Anything that would help with taxes. But as Daniel mentioned, what about Wayne Towne Center, also a disgrace and Wayne Hills Mall, why are all of those stores empty?
